Deborah is a solicitor, partner  and head of our  commercial property department. She has significant experience across the full range of commercial property matters. She specialises in development projects and refinancing, with expertise in site acquisitions, conditional sales and option agreements, overage arrangements, commercial leases and refinancing transactions.

Deborah developed a particular specialism in development work while leading a specialist New Homes property team acting for regional developers. She has also acted for affordable housing providers on site acquisitions and related property matters. Since joining Wolferstans in 2021, Deborah has worked extensively with clients in the education sector, advising on academy conversions and MAT expansion.

Deborah’s recent work includes acting for a Multi Academy Trust on a new school acquisition involving a complex land position and multi‑party negotiations with the landlord, local authority, outgoing trust and the Department for Education.

She has also acted on conditional sales of land with associated overage arrangements, and on the purchase of a development site for a regional developer, involving complex title, road, sewer and estate management issues. Her experience also includes acting for a MAT on the acquisition of a new site requiring a tripartite conditional agreement for lease, Church Supplemental Agreement and licence for works, and advising a local CIC on a head lease with the local authority, subleasing arrangements and related estate management issues.

Deborah has further acted for a mainstream lender on a £4.5m purchase of a property in London and has advised on portfolio purchases and buy‑to‑let refinancing of multiple residential properties on new‑build estates.

Deborah prides herself on understanding each client’s priorities so that matters progress efficiently and deliver the desired outcomes within the required timescales. She also serves as the firm’s Training Principal, committed to developing talent within the firm and supporting those at the beginning of their legal careers.
