What is it like working in Residential Property Law?

I have received many messages recently, particularly on LinkedIn, from students and aspiring solicitors who are curious about what working in residential property law is really like. Many are unsure whether a career as a residential property solicitor offers enough variety or challenge.

Based on my experience, the reality is that residential property law is fast paced, demanding and highly rewarding.

Why Residential Property Law Is More Varied Than You Think

I often describe residential property, or conveyancing, as organised chaos. No two days are the same. Each transaction brings its own deadlines, pressures and unexpected issues.

Managing multiple matters at different stages requires:

  • Strong organisation
  • Clear communication
  • The ability to adapt quickly when circumstances change

Far from being routine, working in residential property law constantly tests your problem-solving skills and attention to detail.

The Reality of Working in Conveyancing

A typical day in residential property can involve:

  • Progressing multiple property transactions simultaneously
  • Liaising with clients, estate agents and other solicitors
  • Reviewing contracts, title documents and searches
  • Managing tight deadlines linked to property chains

The pace can be intense, but this is what makes the role engaging. Each file presents a new challenge, and no two transactions unfold in exactly the same way.

Learning to remain calm under pressure, manage expectations and communicate clearly is essential. This environment has helped me develop resilience and professionalism that will benefit me throughout my legal career.

How Residential Property Helps with SQE Preparation

Balancing this seat alongside my SQE studies has been particularly beneficial.

The practical experience gained in residential property law closely aligns with the land and property content assessed in SQE1. Applying legal principles in real transactions has strengthened both my understanding and confidence.

Without this hands-on experience, I would not have felt as prepared when revising for and sitting the exams.
