Clients restructuring as confidence grows

I recently attended the Vickery Holman market update at which they presented a comprehensive analysis of the performance of the various property sectors locally. The message was clear - all sectors are on the up.  This is great news for those immersed in the commercial property world such as me. 

Although I work for lots of property centric clients, including developers and investors, much of my work comes from our general business client base in dealing with their property needs; and if there is one common trend with those clients, it is that they are restructuring.  

I am dealing with a number of lease re-gears for clients looking to secure their property asset for a longer period on revised terms. Not only does this demonstrate confidence for the tenant but it is great news for the landlord's investment.  

I have also seen an upturn in referrals from accountants within the city who have been advising their clients about tax efficient property structures. As confidence grows clients are willing to spend money to tidy up their property structures for the long term. I am currently working with Mark Holt and Co in relation to an operating company and property company structure for a care sector client. The message from them is that they are advising more and more clients in that sector in connection with structures such as this.  

In addition, and I don't recall a period where this form of restructure has been more active, I am dealing with more and more clients who are moving their property into their pension scheme and leasing it back to the operating company. Many business owners are not aware that their pension fund is able to obtain finance and so converting a pension into a SIPP or SSAS can open up options when it comes to property structuring. I've been working with Bromhead and Co accountants and DFP Wealth Management independent financial advisors amongst others in helping clients to deliver this structure successfully.  

The message is clear across the board - property structuring is very much on the agenda. I take this as a sign of confidence in an ever improving market.
