Be Seller Ready

Be Seller Ready

There are many positive factors about owning your own home, but when your life changes for whatever reason and you need to sell your home to move elsewhere, being a property owner can feel somewhat burdensome.

The process of selling a home can be a very unsettling time and particularly at the present time of Covid-19.

However, even if your property is not yet listed for sale, there is a lot that you can be doing in the meantime to ensure you are well-prepared to launch your property onto the open market.

Why do I need to instruct a Conveyancer?

Choosing the right conveyancer is an important part of the sale process. It is a conveyancer’s job to offer honest and reliable guidance on your journey through the legal formalities of the sale transaction in an efficient and professional manner and to address any legal technicalities and identify potential pitfalls or issues and find an appropriate solution to avoid delays.

What are the advantages of instructing a Conveyancer at the outset?

It is hugely advantageous to instruct a conveyancer as soon as you have decided to sell your Property. Advance preparation is key to keeping your buyer keen once an offer has been made and accepted. Phoning around to obtain conveyancing quotes, instructing a conveyancer, addressing all relevant anti-money laundering requirements, collating all documents and information about your property and deciding on the items to be included/excluded from the sale, can be a time consuming process that can take two to three weeks to complete.

If these tasks are completed in advance, you will have the comfort and reassurance that your Conveyancer can issue the contract to your buyer’s solicitor as soon as a sale has been agreed.
